The ZOO will be the first phase of Peninsula Beach Resort, a multi-venue, 110 acre resort with a total development cost of over $300,000,000. The ZOO will be the premier beach bar & grill and entertainment destination located in the greater Houston/Galveston metropolitan area. It will serve as an anchor for Peninsula Beach Resort, the largest planned, multi phase and fully integrated development on the entire Texas Gulf Coast.

The ZOO will be designed and built in the traditional Texas “Icehouse” architecture concept, consisting of 45,000 square feet of indoor/outdoor space, located right on the busiest road in Crystal Beach, the epicenter for thousands of beach enthusiast. The multi floor entertainment facility will feature a full-service restaurant with 19,000 S/F of service areas on the 2nd and 3rd floor dining areas, complimented with three full-service bars and 5,000 S/F of outdoor entertainment and dining areas. It will have the latest state-of-the-art kitchen to optimize speed of service. Large LED screens will provide sports and entertainment TV for the patrons.

Ten private luxury climate-controlled cabanas adjacent to The ZOO, will be offered to guest. These will feature inside/outside entertainment areas, with full bath and fully stocked kitchen & bar with private viewing deck facing the beach side.

The ground floor will have another 17,000 S/F of self-serve food and beverage bars serving the “Sandbox”, a 100,000 S/F fenced-in private beach. Live music will be staged on weekends and weeknights over the summer and shoulder periods throughout the entire year. The ZOO Beach Bar & Grill will be open all year, seven days a week, with extended hours. It will be the one and only beachfront restaurant and bar on the entire Bolivar Peninsula.

It’s More than a Name

“It’s a Zoo out there” the ZOO is aptly named for the 5-mile stretch of beachfront that has been the epicenter for beach goers and all-terrain vehicle gatherings, especially during summer weekends and holidays where thousands of beach enthusiast congregate during the entire summer, weekends all year round, and holidays. Hence the nickname endures and will now suitably live within the heart of the Zoo Beachbar & Grill…It’s a Zoo in here!

The ZOO will be #1!

A fully integrated advertising, promotional-marketing, social media and P.R./publicity plan will be aggressively implemented to build the ZOO brand to reach and influence the primary target market to achieve #1 share of the market in lunch, dinner and late-night restaurant dining segments, as well as #1 on-premise alcohol beverage consumption for the entire Bolivar Peninsula within the first year of operation.

The first year of operation will be front loaded with substantial advertising and marketing dollars to generate over $9million+ in projected revenue. Paid media will generate thousands of impressions consisting of :

  • Approximately 60% of budget will be invested into On-going Social Media – Search Engine Optimization (SEO), Banner Ads, Pay for clicks (PPC) on Google, ‘X’, YouTube, Instagram, etc.
  • Paid media to generate thousands of impressions:
    • Broadcast advertising placed on local/regional TV, radio and podcast
    • Outdoor billboards
    • Sky trailers flying along the beachfront

Location, Location, Location!

The ZOO will be located on the ocean at Crystal Beach, Bolivar Peninsula’s premier beach front destination. Bolivar Peninsula is a 27 mile long and 3 miles wide barrier Island on the Gulf of Mexico and only a short ferry ride from Galveston, Texas. The crystal sand beaches are some of the most expansive beaches on the Texas coast and are open for 4-wheel driving as well. Bolivar is considered a laid-back tranquil beach town protected by large conservation land tracts owned and protected by the Audubon Society. 

It is only 3.5 miles east by ferry from Galveston, 60 miles from Beaumont and only 70 miles from Houston, the nation’s 4th largest city and its surrounding metropolitan areas of over 7.3 million people. Since 2009, there has been a total of 6,000+ new homes constructed, most of which are second homes and rental properties.
